Please note we are not a full service hotel, we are an understated Boutique B&B with a mid market affordable price. We're a friendly place to stay when you visit Brighton, without the pretentious trappings of a formal hotel, but with a certain minimalist style and little luxurious extras to make your stay more special and memorable.

Rates are per room. We recommend advance bookings of our restaurant, Mascara. The restaurant is leased out to other owners so payment for lunch/evening meals is not included in the above price and you must pay them directly after your meal (you cannot charge it to your account at the hotel).
Check in is 3pm - 10pm strictly
Check out is 12 noon on Weekends and 11am on Weekdays.
No children under the age of 16 allowed to stay at maison mascara. No pets except guide dogs.

Terms and Conditions of Cancellation/No show/Guest Changes to booking policy

We need to take down your credit or debit card details when you book. There is no cancellation charge if you cancel or make any changes to your booking at least 3 days before the day of arrival (i.e. 72 hours before 3pm on the day of arrival). Otherwise there is a no show fee of one nights stay for the highest value of the days you have booked (see below for weekend and bank holiday conditions). Please note that if you do not check in by 10pm of the day of arrival then you will be deemed to have cancelled your booking and incurr a one night charge. You will not be allowed to check in after this time. You may alter your booking date any time up to 72 hours before you are due to check in otherwise a cancellation charge as given above may be taken. Please be advised that weekend and bank holiday bookings are respectively subject to a 2 and 3 night charge if a change is made to the booking less than 72 hours before the date of arrival. Please be advised that no refunds are possible once you have checked in.

Group bookings require a 50% deposit that is non-refundable and non-transferable and is not covered by the above cancellation policy.

We take payment on arrival and hope this does not cause our guests any inconvenience. The reason we do this is that we feel that this helps us keep costs down and also gives people who need to leave early in the morning less waiting time. Most hotels take an imprint of your credit card when you check in, it seems to make so much more sense to complete the payment for your stay when you check in so that you can get on and enjoy your holiday in Brighton without the worry.
